Menara 100 Tingkat Tidak Menyebabkan Kesesakan Lalulintas?

Saya tak tau nak cakap apa. Semasa cadangan membina Menara 100 Tingkat Warisan Merdeka dikemukakan, tiada siapa sedarkah bahawa masalaah kesesakan lalulintas di Kuala Lumpur masih belum selesai?

Lihatlah wahai saudara/ri pembaca sekelian.

Tapi, sejak bila pulak UMNO mementingkan kebajikan rakyat berbanding kebajikan kroni? (Betul jugak ye......)

a 100 storey building in a plot of land sandwiched by other landmarks, schools and a area known to be congested 24/7.

assuming that each floor will have a minimum of 10,000 sq ft of nettt rentable space, without adding in all the services and amenities. that will give us a total of 1,000,000 sq ft. space studies of offices means the ratio is at about 150 sq ft per person. this figure will show that, and conservatively, a total of 6,666 tenant will occupy the building, discounting any podium floors which may housed retail space.

take that same number of people and divide them by half for those who will drive their cars there. this will give us more than 3,300 cars the building must cater for.

KLCC could not meet this ratio requirements on parking. therefore, the adjacent land areas were taken over to provide for more parkings.

each standard commercial parking bay is 8′ x 16′. mutiply that by the numbers of bays required and mutiply again by 40% for traffic circulation, you will have a total area of 600,000 sq ft of parking floor space either within the building or external parking.

chances are, this requirement and building by-law for parking ratio, cannot be fulfilled and the one option is to build external parking.

once this becomes the critirea, those adjacent lands currently occupied by schools (VI, MBS and a SRJK nearby), will instantly becomes real estate gold mine and will be sought out by corporates and the developer itself. since having such a high density commercial building within the proximity will render those schools no longer conducive to remain there. remember St mary and BBGS?

property investors and agents will make a bid to secure all these lands citing the reasons above. and to offer or propose to relocate those schools with the option of a contra deal (build the schools for free in exchange for the land)

furthermore, parts of these lands may make way for development to build access/egress roads sufficiently wide to meet the new traffic population.

so, it is not just the funding or progress we are talking about. the entire landscape of that plot including the surrounding areas and its heritage landmarks will lose it character and will be gone forever.

again, do we really need such a structure?
